By AJ Tiarsmith Published October 26, 2026, 11:59am ET · 4 min read 𝕏 f ⧉ Quick Read Digital Realty signed a record 200-megawatt AI lease, holds 1.2 GW under construction, and bought 873 acres in Georgia where local data center halts are spreading. Anthropic's $450B in mostly non-cancellable cloud agreements includes $111B with Alphabet and $110B with AWS, tying its compute future to local zoning decisions. A Gallup poll found 71% of Americans oppose data centers near them, and at least 76 localities have attempted halts or bans nationally. Our analysts combed the entire stock market and named the ten best stocks to buy right now, and Digital Realty Trust didn't make the cut.

AI Infrastructure Zoning Risks

An upcoming public stock offering by a major artificial intelligence company shows that building the huge computer centers needed for AI is running into local roadblocks from everyday citizens. People living near these planned sites are pushing back against the noise and power demands, which could slow down tech growth.

What changed

Grassroots zoning opposition and local election friction are threatening data center buildouts vital to AI infrastructure and cloud demand.

Who wins / who loses

Local real estate markets and community-focused utilities may benefit from localized power demand, while hyperscalers and data center operators face regulatory delays.

Time horizon

Think in terms of the next few months.

Confidence & best fit

medium confidence · Long-term investor

Quick glossary: Watch = track, don’t buy yet · Build slowly = only if it fits your plan · Protect = reduce risk · ETF = a basket of stocks (often safer than one company)
Safer theme exposure (ETFs)

Baskets that own the theme without betting on one company.

  • $XRE — A basket of real estate stocks that helps spread out the risk of local building restrictions.
  • $XLU — Utility companies that supply the massive amounts of electricity these AI computer centers require.
