Kaiterra AI, an indoor environmental quality assistant, and the Kaiterra MCP, a Model Context Protocol connector, have been launched by Kaiterra. These tools are designed to provide real estate, facilities, and sustainability teams with the ability to query their building data using natural language, integrating with existing AI environments and reducing the need for manual data extraction and analysis.

CEO Liam Bates stated that the volume of data generated by monitored buildings often overwhelms teams, hindering timely decision-making. Kaiterra AI aims to empower building teams to quickly resolve tenant issues, verify HVAC adjustments, or gather evidence for certification reviews by providing direct access to collected monitor readings.

The platform performs structured analysis across single buildings and portfolios, covering air quality, thermal comfort, occupancy, and sensor network health, correlating alerts with contextual data. Answers are traceable to specific readings and cite the tools and periods used.

Kaiterra AI incorporates enterprise governance features, including authenticated queries, role-based permissions, server-side pseudonymization of customer data before model processing, and zero-data-retention terms with the model provider. Organizations also have the option to opt out of AI processing. For entities with strict AI policies, the Kaiterra MCP offers connectivity to their internal AI environments.

Both Kaiterra AI and the Kaiterra MCP are currently available in early access for existing Kaiterra customers, with access requests managed through the company's website.
